A considered purchase begins with the purpose of the property, then moves through eligibility, project and developer checks, total costs, documentation and registration.

This guide is general information, not legal or financial advice. Rules, fees, project details and eligibility can change. Confirm the current position through the Dubai Land Department and qualified professional advisers before committing funds.
The decision sequence
Separate end-use from investment, set a total budget rather than only a headline price, and decide whether timing, flexibility or immediate use matters most.
The UAE Government states that foreign ownership in Dubai is permitted in designated freehold areas. Confirm the specific property and ownership form before proceeding.
Check the developer, project registration, broker credentials, title or contractual documents, escrow arrangements where applicable, and any restrictions or outstanding obligations.
Include registration and trustee costs, financing charges where relevant, service charges, agency fees, insurance, fit-out and recurring ownership expenses. Use current official fee schedules for the transaction type.
Review the sale agreement, payment milestones, completion conditions and remedies with qualified advisers. Final registration and title documentation should follow the applicable Dubai Land Department process.
